San Luis Ranch goes to SLO Planning Commission 

The 580-unit San Luis Ranch housing development is one step away from going in front of the SLO City Council for final consideration.

The SLO Planning Commission will hold two meetings on May 23 and 24 at 6 p.m. in City Hall to review a final environmental impact report (EIR) and other planning documents related to the San Luis Ranch project. Commissioners will take public comment, ask questions of city staff and project representatives, and deliberate. On June 7, the commission will make a final recommendation on the project to the City Council.

Proposed by Coastal Community Builders, San Luis Ranch would develop 70 acres of a 131-acre property between Madonna Road and Highway 101 with a mixture of residential and commercial uses, including 580 housing units and a 200-room hotel. The remaining 60 acres would continue to be agricultural and open spaces.

San Luis Ranch’s final EIR finds significant and unavoidable impacts to air quality, cultural resources, land-use policies, noise, and transportation. The development would necessitate building a Highway 101 overpass from San Luis Ranch to Prado Road and improvements to Madonna Road, among other transportation fixes.

The city aims to annex the property from the county and then enter into a development agreement with Coastal Community Builders.

“[The development agreement] becomes the contract between the city and the developer for how infrastructure that’s required to serve the project will be delivered—how will it be financed, phased, and constructed,” said Michael Codron, SLO community development director.
